Buying a home is the single most important purchase of your life, the question you should be asking is "why wouldn't I have an inspection". The inspection will help you understand what are immediate repairs, futures repairs, safety issues and what is considered normal maintenance. This will help clarify any uncertainties you may have and allow you to make clear choices.
A home inspection is to help you gain an understanding of the overall condition of the home. The process will give you insight into what is considered normal wear and tear, what is the life expectancy of your home components and the importance of regular ongoing maintenance.
Most inspection take approximately three(3) hours depending on the age and size of the home. Older and larger(greater than 3000 square feet) generally take longer to inspect. The homeowner/buyer is encouraged to follow along the inspection with the Inspector.
Your Realtor can offer you contacts for Home Inspectors. Take advise from your family and friends and make sure to ask the right questions. Ask for certification. Your Inspector should carry E&O insurance, belong to a respected Home Inspection Association and most importantly look for someone with sufficient experience who will be able to effectively explain what home quality and maintenance problems you need to be aware of.
